14. Tenants Property. Upon termination of the lease or upon vacation or abandonment of the leased premises
by the Tenant(s); any personal property left by the Tenant(s) on the leased premises or surrounding area will be
considered abandoned property. Tenant(s) agree that The Sloopy Group may immediately remove abandoned
property and place it in storage at Tenant(s) expense and may dispose of such property in any way The Sloopy
Group deems proper at the expiration of 30 (thirty) days from the date of termination, vacation, or abandonment
of the premises. Under no circumstances shall The Sloopy Group incur any liability for the loss or damage to
such abandoned property.
15. Attorney Fees. In the event the Tenant(s) violate the terms of this lease, or default in the performance of any
covenants in this lease, and The Sloopy Group engages an attorney or institute a legal action, counterclaim, or
summary proceeding against the Tenant(s) based upon such violation or default, Tenant(s) shall be liable to The
Sloopy Group for the costs and expenses incurred in enforcing this lease, including reasonable attorney fees and
costs. In the event the Tenant(s) bring any action against The Sloopy Group pursuant to this lease, and The
Sloopy Group prevails, the Tenant(s) shall be liable to The Sloopy Group for costs and expenses of defending
such action, including reasonable attorney fees and costs.
16. Untenantability. In the event said premises are rendered totally untenantable by fire or other casualty, or in
the event the building of which the demised premises are a part of (whether or not the demised premises are
affected) be so injured or destroyed and shall not be rebuilt, this lease shall cease and the rent provided herein
shall be paid up to the date of such injury or damage. If the leased premises shall be partially destroyed or
injured by fire or other casualty, not arising from fault or negligence of the Tenant(s), The Sloopy Group shall
repair the same with reasonable diligence after notice of such destruction or injury. The rent herein reserved, or a
just and proportionate part thereof, according to the nature and extent of the damage that has been sustained,
shall be abated until said premises have been duly repaired and restored.
17. Miscellaneous. If any provision of this lease shall be declared invalid or unenforceable, the remainder of this
lease shall continue in full force and effect. The Sloopy Group has the right to waive any one or more breeches of
this lease and any such one or more waivers shall not be construed as a waiver of any future breeches of this
agreement. The Sloopy Group shall have such rights, obligations, and remedies as contained in this lease, and
said rights, obligations and remedies shall be cumulative and shall not be exclusive of any other rights, obligations
or remedies provided by law. Any grammatical changes shall be implied whenever necessary to change the
gender and number of the parties to this lease so that the wording in the lease shall reflect the accurate fact. This
lease may not be altered or extended except by written agreement signed by both parties. If more than one
person signs this lease on behalf of Tenant(s), then the liability of the persons so signing will be joint and several.
18. Rental Application. The Tenant(s) agree that The Sloopy Group has entered into this lease agreement based
on representations contained in the Tenant(s) rental application submitted to The Sloopy Group for the purpose
of inducing The Sloopy Group to enter into this lease. Tenant(s) further agree that in the event that any of the
representations contained in the rental applications shall be found to be misleading or false, The Sloopy Group
shall have the right to terminate this lease.
19. Resident Handbook. The Tenant(s) agree that they have read and understand the Resident Handbook
provided to them. Tenant(s) also agree to abide by the rules and regulations provided in the Resident Handbook.
